Declaration
The Declaration of Covenants, Conditions & Restrictions–in short, the “Declaration”–is a legal document which lays out the overall strategic guidelines for the Misty Valley/Middleton Ridge HOA. The Declaration is required to be filed with Dane County and is a legally binding document. Therefore, when you purchase a home in Misty Valley/Middleton Ridge, you automatically become a member of our HOA. The Declaration, which was initially written by the developers of our neighborhood, has been subsequently amended over the years, and was fully revised in 2022. It provides the rules of the Misty Valley/Middleton Ridge HOA. The Declaration–which is attached below–governs what one can, cannot, or must do with respect to your home.
Rules & Regulation Policies
The Rules & Regulation Policies–in short, the “R&Rs”–was added in mid-2023 and is a continuation of the 2022 revision process of the Declaration and By-Laws documents . Referenced several times in both the above documents, the R&Rs is designed to fill in several information gaps as well as clarify various sections in both the Declaration and By-Laws. The R&Rs is a flexible document managed by the Board of Directors which allows new policies to be easily added and revisions to be quickly made to existing policies as required to address changing regulations and technology improvements.
By-Laws
The By-Laws provide the tactical guidelines for the operation of the Misty Valley/Middleton Ridge HOA. The By-Laws–which are also attached below–define the duties of the Board of Directors and officers, membership voting rights, required meetings and notices of meetings, elections, as well as other specific items required to operate the HOA.
